Coast Mountain College TI and Addition
Located in Terrace, BC, Coast Mountain College is going through an extensive renovation of their Spruce Building. What originally started as a Tenant Improvement on the basement library due to an extensive floor has grown into a full renovation of the entire building, plus the addition of a new entrance which will join the upper two floors to the newly constructed basement library.
Selected as the Construction Manager for the project on preconstruction and construction services, Novacom is partnering with Stantec Architecture and Coast Mountain College on the design, construability and strategy for the project. The Library (Phase One) is a 11,500 sq.ft. TI including full mechanical and electrical upgrades, extensive and intricate millwork packages, new classrooms, offices and study areas with artwork integration throughout by the local First Nations community.
The upper two levels of the building (Phase 2) will be going through a complete refresh including full abatement & demo of the existing two floors of the Spruce building. The project is focused around creating a more modern and optimized environment for the current academic and administrative spaces so that the building can function well into the future. Construction will involve seismic and M&E upgrades throughout the entire building, a reorganization of the interior layout, and new teaching, faculty and student spaces to accommodate current teaching requirements. As the main academic building for the Terrace campus, a new addition to the front of the building will create a welcoming entry atrium that will connect the upper levels to the new state of the art library with a vibrant interconnecting social staircase for students to meet and socialize. It will also act as a “First Impression” statement to the entry of the Terrace campus for students, staff and visitors to enjoy.
Overall, the 43,000 sq.ft. project is focused around making the Spruce Building a primary hub and a critical piece of daily culture and circulation for the campus. It will serve as a collaboration zone for group projects and as a space for student to complete work on weekends. We are excited to be part of the Coast Mountain College TI and Addition.
